Buying Homes for Sale in Lewisville Independent School District

Homes for sale in Lewisville School District consist of the following cities: Lewisville (no brainer huh), Flower Mound, Carrollton, Highland Village, Copper Canyon, Double Oak, and The Colony. For most buyers or sellers, school districts are really important when it comes to where they will purchase their next home. In the Lewisville ISD, there are six high schools that are structured for the Lewisville ISD feeder patterns.

It is bounded by major highways such as 121 Tollway, Interstate 35E, and Business 121. These highways can connect you to Denton, Dallas, Frisco, McKinney, and Fort Worth. The biggest attraction is the the Dallas Fort Worth International Airport is literally 10 minutes away from Lewisville off of Highway 121. With plenty of shopping centers and restuarants nestled along 121 and 35E, Lewisville has something for the whole family. The Lewisville High School Feeder Pattern consist of one senior high school, two ninth and tenth grade high schools, four middle schools, and twelve elementary schools.





The Colony
In The Colony, the average sale of  homes are $168, 072. Nestled by Lewisville Lake and 121 Tollway, The Colony, Texas is one of the fastest growing suburbans areas in the Dallas/Fort Worth Metroplex. It is now home to the largest furniture retailer in America with Nebraska Furniture Mart to be opened in 2015. As this area continues to grow with new developments, the time to buy in The Colony is now. The Colony High School Feeder Pattern consist of one high school, two middle schools, and nine elementary schools.



Flower Mound
In Flower Mound, the average sale of homes are $262,719. This town is located east of Lewisville.  Flower Mound consists of two high schools Flower Mound High School and Marcus High School. Each school has their own feeder pattern. The Flower Mound High School Feeder Pattern consist of one high school, a ninth grade campus, three middle schools, and nine elementary schools. The Marcus High School Feeder Pattern consists of one high school, a ninth grade campus, three middle schools, and eight elementary schools.




Carrollton
In Carrollton, the average sale of homes are $182,063. This town is located east and southeast of Lewisville. The Carrollton schools that are located in the Lewisville Independent School district are in the 75010 zip code of Carrollton also known as North Carrollton. This area is bounded by 121 Tollway and nestled south of The Colony as well. Hebron High School is the high school located in Carrollton that is in the Lewisville ISD. The Hebron High School Feeder Pattern consist of one high school, a ninth grade campus, three middle schools, and eleven elementary schools.




Carrollton TX Homes for Sale Above $300,000

Highland Village is a quaint town nestled northwest of Lewisville and north of Flower Mound. The average sale of homes in Highland Village are $296,585. Schools in Highland Village follow the Marcus High School Feeder Pattern which consists of one high school, a ninth grade campus, three middle schools, and eight elementary schools.




According to the town's website, Double Oak is a little gem that is located just west of Flower Mound, and bordered by FM-407 (Justin Road) to the north and FM-1171 (Cross Timbers Road) to the south. To our east is the Highland Village Shopping area with excellent theaters, well respected retailers and very popular restaurants. To our west…well, that’s pretty much open country! This town brags about being the best little town in North Texas. Its homes are split into two school districts. The districts are Lewisville ISD and Denton ISD. It's Lewisville ISD schools follow the the Marcus High School Feeder Pattern which consists of one high school, a ninth grade campus, three middle schools, and eight elementary schools.





Copper Canyon is located west of Highland Village and north of Double Oak. Just like its neighbor, Double Oak, the homes are split into two school districts. HOLIDAY RECIPE -- STRAWBERRY CREME PIE


It's a few days before Christmas and I wanted to share one of my recipes that is super easy and finger licking good. Well the finger licking is after the mix of it.

(From left to right)

A. Gather all of the ingredients together.

Graham Cracker Crust
Strawberry kool-aid packet
Cool Whip
Frozen cut strawberries or fresh strawberries (I was a stickler for time so I chose to go the frozen route)
Sweetened Condensed Milk

B. Mix all the ingredients in a bowl. Save at least half of the cool whip to use as a topping.

C. Mix the ingredients until you see a smooth consistency and a solid color.

D. Place mixture into the graham cracker crust.

E. Take the remaining cool whip and place it as the topping of the pie.

F. Top the pie with the plastic from the graham cracker crust and set in the refrigerator for 2 hours and enjoy.

My mom gave me the recipe in high school and it has been my go to pie for holidays. I've recently add the strawberries to the recipe. You can easily change it to fit your favorite fruit but I prefer strawberry here. If you choose a different fruit, let me know the results because I like to do food testing in my kitchen.

Millenials Set to Take Over Real Estate in 2015?









Just a few months ago, I wrote a blog post titled "Millenials and Real Estate" It is being predicted that millenials will be one of the biggest first time home buyers in 2015. According to Realtor.com, the best purchase markets for millenials are the following:

Yes I made the Dallas one a little larger on purpose. Dallas has been one of the major metropolitian cities with growth. The opportunities in the area are like no other. Of course you know that Dallas is named one of the best cities to shop and eat. So I may be bias on this one but seriously, there is a new place to eat and shop EVERYWHERE. Imagine all of these places being within 5 - 10 minutes of where you purchase your home! I am a millenial myself and when searching for a place to stay, I always look for access to highways and the local amenities. Shopping (whether retail or groceries) is always a local amenity that I need nearby. It doesn't hurt if there are other amenities such as an emergency care center, great schools,  local hospital, and restaurants too. 

I am a development nerd and realize that once new economic development opportunities come to a city, that city will be booming soon. That's the place to be for resale. Has anyone looked into living in The Colony? Not only is 2015 the season of millenials and home ownership but Vocativ just listed six cities in the region as the best cities for people under 35. Check other articles from Realtor.com about millenials. Maybe 2015 is the year to think about giving up the rent payment and look at a mortgage payment. Could millenials take over 2015 in home purchases?

How to Be Mortgage Ready in 2015


So you want to purchase a home in 2015 but you don't know the first steps? Well I am glad that you have came to my blog because I will help deliver the initial steps. One of the first steps is to find your Realtor. Hello, I'm Andrea and I am a North Texas Realtor here to help you (sorry for the spiel but hey). The second step is to get pre-approved. This is your most important part. You will have to have a discussion with a lender to know if you can be pre-approved. There's no harm in talking with a lender to discuss your options to purchasing a home in 2015.

Cheers to You - Holiday Celebrations


As Thanksgiving passes us by, there is a holiday blooming near. I am a fan of Christmas not because of presents but because of the special love that is delivered through that moment. I personally thank Christmas is filled with more love than Valentine's Day. It is such a joyous occasion and it reminds you of all the things that you are truly thankful for throughout the year. What better way to have the joy of this holiday than to share some gracious moments that are centered throughout the metroplex. My first suggested stop would be in my town of Lewisville:


Take a holiday stroll through the town of Lewisville and enjoy Christmas shopping, photos with Santa, and all the goods of life that Lewisville can offer during this time of the season. Rebecca Darling of "R We There Yet Mom", has linked 10 Holiday Events in Dallas/Fort Worth for 2014. One of my all time favorites is the Lone Star Christmas. I was able to take my mentee from Big Brothers Big Sisters a few years ago and I promise you couldn't tell who was the adult or the kid there. Okay so I behaved as an adult but definitely had some kid fun. One adventure on her list that I would like to check out is the Grapevine Vintage Railroad. I actually discovered this little gem while out showing homes in the area.

Reflection of Thanksgiving


Now that we've stuffed our faces with turkey, macaroni and cheese, dressing, and pie after pie after pie, what were you most thankful for?

For me this Thanksgiving season, I was thankful for the support of my parents and close friends. After deciding to take this real estate journey as a full time endeavor, these were the people who supported my efforts. The are always there to give me encouraging words when I need it the most. Another thankful moment for me was the support of my clientele. I have been blessed to work with some amazing people this year who have helped my business grow for 2014. My clientele aren't just clients but friends to me as well. During the course of looking for your home, you spend about 2 months on average together which really transforms the feeling of stranger to friends. You learn about the family dynamics, their love for certain things, and the goals in life.

Buying a home isn't just me opening the doors to prospective homes for my clients but opening the doors to new opportunities in life through homeownership. These homes will be the foundation for Thanksgivings to come, childhood memories, wedding anniversaries, high school and college graduations. It is those moments that make my career worthwhile.

So overall my reflection of Thanksgiving was more of who and what I was thankful of. The support of those who know and love me and those who grew to know and support me.

I hope everyone enjoyed the holiday break with those same people in their lives.

Gorgeous Home in Caruth Terrace: Review of an Open House


A few weeks ago I was asked to host an open house for a listing by a fellow agent in my Keller Williams office. This home was in an ideal neighborhood in Dallas. If you've ever wanted to live in Dallas (not its suburbs) then this location would be ideal.

This home is nestled near some of the hot places in Dallas like near Greenville Ave and Mockingbird Station but still feel like it's away due to the nature of the neighborhood. During the open house I was able to chat with neighbors about the neighborhood. They loved the quiet neighborhood and ability for their children to play outside. I mean a great place for schools, local attractions, and great neighborhood, what else is needed in the world? 

Potential buyers loved the flow of the home and one neighbor's son loved the circle flow of the home that he tired himself out from running around. This home is a perfect 2 BR/2 BA (gorgeous remodel) home with two living rooms and spacious backyard. Here's some pictures I took from the open house.

What renters should do now before purchasing a property

RENT vs BUY


In today's time for some it may be easier to rent rather than buy. For renting, you do an application and pay a fee then a deposit and wait to be approved. Buying a home has sort of the same initial steps. You do a mortgage application to see if you can be approved to purchase a home. Find a REALTOR and find a home. Then you do due diligence and close on your home.


Let's take some pros into renting into consideration. 1 - you are only committed to a lease for 12 months, 2 - you are free to move after those 12 months, 3 - you can live in select areas that fit your comfort zone. Here are some cons about renting 1- rent increase after the first 12 months, 2 - change of property management (you can never remember staff because it changes so frequently), 3 - cramped space or noisy neighbors (yes those apartment walls can be pretty thin).

Now if we take a look at buying a home. 1 - It is something you own with liberty to paint and change things as you want, 2 - no increase in principal and interest, 3 - tax deductions and/or credits, 4 - space....space....SPACE. Cons - no maintenance man (but that's what a home warranty has you covered for).

Some apartment dwellers prefer to move into a home but will you be renting a home or buying a home? It is a hard decision to decide and others tend to steer away to one of America's most precious dreams in home ownership. Below is an example of renting versus buying.

Denton County HUD Homes


Have you ever heard of a HUD home? Not sure what that is? Well HUD homes are homes that are owned by the United States of America's Department of Housing and Urban Development. These are "foreclosed homes". HUD homes are viable options for purchases as well. Foreclosures do not always mean that you are getting a home for next to nothing but can be a viable source for a home purchase.




Here are Denton County homes for sale that are owned by HUD. When searching for properties with my clients, I am always asked about foreclosures. These options can be a really good with some needing minor work and some needing major work. My first real estate deal was a foreclosure in a lovely home. My clients are enjoying their home.

Moving The Colony Forward


Have you been to The Colony? I lived in the area during my 2nd year of grad school (well technically, geographically, I lived in Lewisville with The Colony's zipcode) in 2011. There wasn't much to do in the city. The one thing that I personally loved is that it reminded me so much of my hometown in Louisiana. This is why I love Lewisville and The Colony SO MUCH!!! I moved back to the inner parts of Lewisville in 2012. It didn't take long before growth started to show in The Colony after I moved. In fact, it was one month after I left that new developments started to take place. There's the infamous Top Golf and now the new Nebraska Furniture Mart (coming soon). In the video below the Mayor and City Manager of The Colony explains what their plans are for the city as it moves forward to become one of DFW's top suburbs.



The Colony is a city that is sure to spark new interest and with new interest comes new people wanting to invest in the city. Home prices in The Colony range from the low $100s to high $600s. Could you use $20,000 to purchase your new home?


You could if you were purchasing a home from the City of Dallas Mortgage Assistance Program called Dallas MAP. This program is a down payment assistance that helps families purchase homes in the Dallas city limits. The $20,000 incentive is special for the community housing and development organization (CHDO) projects. These projects are newly constructed homes from 2011 to present in revitalized areas of Dallas. Now doesn't that sound like a sweet incentive? Another bonus is that the $20,000 is a forgivable grant. Each year that you reside in the home the grant is forgiven and you never have to pay that percentage back until the specified time allotment of living in the home. That's almost 10-15% down on a newly constructed home with closing costs. Now where else can you get a deal that sweet? Check the chart below to see if you qualify.

Family Activities for Halloween



It is almost time for the scariest part of the year and I have some family friendly events that will help you celebrate. Lately, I have noticed parents searching for kid-friendly and safe alternatives to the "trick or treat" phenomenon that is Halloween. Below I have listed different events happening near the Lewisville area. Take a look at nearby places. Where will you and your family be celebrating at?

Live music will be provided by Manny and the Gringoderos. Two $100 Williams-Sonoma® gift cards will be given away, so don’t forget to stop by the registration table. Pumpkins will be sold by the Women’s Club of Castle Hills, and all contributions will go to one of their charitable efforts. The Kiwanis Haunted House will open at 4 p.m. and will be $5 for everyone. The 4th Annual Progressive Beer Tasting* will begin at 5 p.m. Participating merchants will offer free beer tasting and will hold a chili cook-off at their stores! October 18, 2014 - Coppell Oak Fest - 5pm - 9pm -Andy Brown Community Park East- 260 E. Parkway Blvd.

Join us for the annual Coppell Oak Fest, an event that will carry on for years to come. The theme celebrates life in Coppell being as diverse as the oak trees. The city of Coppell logo includes oak branches representing the city's most prominent trees, longevity, and additionally, the oak wood used to build the railroad ties that put Coppell on the map. Building on our community's roots and growing strength, we pause for an evening of community fun, live music, and fellowship.

Children ages 5 and up can pick up a free mini-comic book at the Youth Services Desk while supplies last.

Spooktacular Trails and Glow Run Extravaganza - Saturday, Oct. 25, 5-9 p.m. - Toyota of Lewisville Railroad Park
Join Lewisville Parks and Leisure Services at the annual Spooktacular Trails and Glow Run Extravaganza on Sponsors and vendors will be at the free event for children to “trick-or-treat.”

Sponsors, vendors and community organizations will provide activities at their booths for children to enjoy. Featured activities include a kid-friendly haunted house, carnival games, face painting, Glow 5K Run/Monster Mile and a ghostly hayride. The ghostly hayride closes at 7:45 p.m.

Children and adults dressed in their Halloween best are invited to enter the Walgreens-sponsored digital costume contest. Registration is not required. The top five favorite costumes in each category will be posted on the city website on Monday, Oct. 27, for the public to vote for their top three. Contest categories are for ages 2 years & under, 3-5 years, 6-9 years, 10-12 years and 13-adult. Voting will close Sunday, Nov. 2, at 5 p.m. Prizes will be given to the top three winners for each category. All contestant pictures will be available for purchase beginning Wednesday, Oct. 29, at Walgreens. Pictures will be available at the Walgreens location on S. Valley Parkway and Round Grove Road in Lewisville.

The Glow 5K/Monster Mile is an off-road course loaded with spooky surprises. Participants are encouraged to come dressed with their favorite glow products. The Monster Mile starts at 8:15 p.m., with the 5K beginning at 8:30 p.m. Each participant will receive a shirt, medal, bib and two glow products to wear during race. Runners age 7 and younger must be accompanied by a registered, paid adult. Strollers are not permitted on the race course. Registration is required to enter race. There is a separate fee to enter the Glow 5K Run and Monster Mile.  

A free shuttle will run from the various parking lots at Toyota of Lewisville Railroad Park. Food and drinks will be on sale at the concessions area.
